What to do if your are a Landlord – 

In the first instance call the office and arrange for a full rental valuation in order to establish what sort of rental income you can expect, you need to know if your plans are viable! 

Are you an investor landlord or are you moving with work? We have landlords around the country and around the world, so rest assured we will have your best interests at heart at all times. 

Once we have advised you on an appropriate rental value (based on extensive comparable information), you will need to be made aware of the various legal and safety aspects of your proposed tenancy. 

Fire & Furniture 

The Fire and Furnishings (Fire) (Safety) Regulations 1988 and the Fire and Furnishings (Fire) (Safety) (Amendment) Regulations 1993, mean that you as a landlord you have a duty of care to your tenant in respect of any furniture you leave in the property. 

We insist all of our landlords install smoke alarms within their houses. 

Electrical 

It is recommended that all properties have a full electrical wiring test every 2 years by a fully qualified NICEIC electrical contractor. 

Any electrical appliances must be tested, again by a fully qualified electrician, i.e. kettles, toasters microwaves etc. 

Gas Safety Regulations 

It is a legal requirement to have a Gas Safety Certificate for all gas appliances within the property; a fully qualified and registered Corgi engineer must carry out this check and test every 12 months. 

Obtaining your Bank/Building Societies permission 

If your property is mortgaged you must request the permission from your bank or building society before you do anything. They may need to check our credentials.

Insurances 

As a landlord you are required have ‘Buildings Insurance', but should you leave any contents you will need to insure them also, but you will need to advise your insurer that you are a ‘Landlord' and not an ‘Occupier'! 

Referencing 

All of our tenants complete a full tenancy application and must pass a full credit reference check before they enter into any agreements with us. 

Rent guarantees 

We have close links with specialist Insurers who specifically deal with rented property. You can take out a variety of insurances, from Buildings, Contents to those which will protect against a problem tenant and will GUARANTEE the rent and also cover Legal Bills in the event of a problem, ask us for more details. 

Management 

We have clients all over the world, and also clients on our very own doorstep who fully utilise our management service. After the tenant has been found we will then take care of your property completely. We will collect the rent at the beginning of the month and aim to pay our landlords with 7 to 10 days. As and when maintenance issues arise we will send in our approved team of contractors as soon as possible to remedy any problems. Periodically we will inspect the property to ensure that the tenant is taking good care of it and also to advise you of any ongoing maintenance we recommend to keep the property in good order. 

Let Only 

If you feel confident enough to look after your own property, then why not use our LET ONLY service, we will carry out a thorough reference and credit check on your tenant, draw up a tenancy agreement, move them into the property, notify the relevant utility companies, than hand them over to you! 

Inventories 

Inventories are very subjective and as such we strongly advise our landlords to carry out their own, this saves a little money but also ensures that you are completely satisfied you have a thorough log of the condition of your property, but remember be honest and fair with your opinion! 

Deposits/Damages 

We will always take a deposit from the tenant at the outset of the tenancy, this is to protect against any damages, breakages or theft at the end of the agreement. 

You have to accept NORMAL FAIR WEAR & TEAR during the period of the tenancy! 

Your property will require repair and maintenance from time to time, but this is not necessarily always attributable to the tenant, we will advise you accordingly.
